The architect’s house, built in high-quality and solid solid construction, is located in a popular single-family home district in a sunny and preferred residential and viewing location in Frenkendorf.
The walls of the property were built in solid construction, the ceilings are made of reinforced concrete. The outer walls are solid construction composite masonry made of brick and concrete. The flat copper roof was made in a rafter construction. The condition can generally be described as good. There are no defects in the basic structure that would affect the statics (load-bearing capacity) of the property.
The windows are wooden-metal windows with insulating glazing from 2013. The balcony doors are of an older design and in need of renovation. The exterior sun protection is provided by louvered shutters. The roof is completely covered with copper cladding. The undersides of the roof, balcony railings and roof edges are clad in wood. The insulation thickness of the building envelope is far below today’s standards.
The state of the installations and their equipment is generally functional but in need of renovation due to age. The heating system is based on an oil heating system (tank capacity approx. 9,000 liters). It appears to date from 1993, is still in operation at the moment but is likely to reach the end of its technical life in the near future. The sanitary installations are also still functional but no longer meet current requirements in terms of equipment and design. The kitchen is fully equipped and offers the necessary functions but is no longer up to date in terms of design and aesthetics. The same applies to the wet rooms, which also appear to be in need of renovation.
